Central Clute, around the older streets near the Brazosport ISD campuses, carries a lot of gunite pools built from the 1970s through the 90s, old enough that original plumbing unions and skimmer collars are past or near the end of their working life. Woodshore, along the eastern edge toward the Intracoastal Waterway, is different: newer construction, more waterfront lots with docks and outdoor kitchens, and pools built closer to brackish water and higher humidity than the inland streets a mile away.
Both halves of the city sit on the same Beaumont clay that swells and shrinks through the year, so the underlying cause of most leaks we find here doesn't change street to street. What changes is the pool's age and how close it sits to the water table pushed up by the Intracoastal on the Woodshore side.

We rule out ordinary evaporation first, especially on Woodshore's more exposed waterfront lots where wind pulls extra water off the surface.

Pressure test each line
Skimmer, main drain, return, and cleaner lines get isolated and pressurized one at a time to find which one is losing water.

Dye test the shell
Skimmer throats, light niches, steps, and any visible crack get dye tested with the pump off, so the dye moves toward the leak instead of getting swept away by circulation.

What makes leaks in Clute harder to pin down
- Older unions in Sleepy Hollow and Parkwood Terrace. Pools built in the 70s through 90s often carry original PVC unions that have loosened gradually with decades of clay movement rather than failing all at once.
- Water table push on Woodshore. Lots near the Intracoastal Waterway sit closer to groundwater than inland Clute, which means more hydrostatic consideration before we'd ever recommend draining a shell there.
- Dock and equipment pad crossover. Waterfront properties sometimes route pool equipment near dock power or irrigation lines installed later, without a diagram, which slows down tracing a buried line.
- The Great Texas Mosquito Festival crowd every summer. It's a color note more than a technical one, but Clute's peak festival season overlaps with peak pool season, and scheduling can run tighter that same week.
- Root intrusion from mature trees on older central Clute lots, which can crack a buried fitting slowly over years instead of all at once.
